What usually goes wrong on a South Florida flat roof
Flat roofs don't shed water the way tile or shingle do, so small problems at seams and edges turn into leaks fast in the rainy season.
Ponding Water
Low spots and clogged drains leave water sitting after storms, which wears the membrane out early.
Open Seams
Heat and movement pull laps and seams apart, and that is where most flat roof leaks start.
Blisters and Cracks
Trapped moisture and sun exposure bubble and crack older asphalt-based roofs.
Parapet and Wall Flashing
Where the roof meets a wall or parapet, failed flashing lets water get behind the membrane.
AC Stands and Pipes
Every penetration is a weak point, especially after equipment is replaced or moved.
Wet Insulation
Water spreads under the membrane, so the leak you see inside is often far from the damage on top.
Repair it or replace it?
A repair usually makes sense when
-
The leak traces to one seam, drain, flashing or penetration
-
The membrane is still flexible and bonded everywhere else
-
The insulation and deck underneath are dry

Repair price: $850-1,500+
Replacement is usually the answer when
-
Leaks keep coming back in different spots
-
Core cuts show wet insulation or soft decking
-
Water ponds across large areas because the roof has no real slope
-
Repairs would cover more than 25% of an older roof (see below)

Replacement price: $18,000-25,000+
The systems we install
TPO or modified bitumen?
TPO (single-ply)
Modified bitumen
A white membrane in wide rolls, seams welded with hot air
Reflects sunlight, so the roof surface runs cooler
Add walk pads around AC units and hatches
Larger, open roofs and commercial buildings
What it is
Asphalt-based sheets in layers, torched or self-adhered
Darker unless it has a reflective cap sheet or coating
Thicker build, handles service traffic well
Small additions, porches and roofs with lots of penetrations
Heat
Foot traffic
Good fit for
Both must carry a Miami-Dade Notice of Acceptance to be installed in the High-Velocity Hurricane Zone. We tell you which one fits after the inspection.
Florida code rules that affect a flat roof
Minimum slope
A "flat" roof isn't really flat. New membrane roofs need a minimum slope of 1/4 inch per foot so water drains. On a replacement we can add tapered insulation where the old roof holds water.
The 25% rule
On a roof permitted before the 2007 Florida Building Code, repairs covering more than 25% of the roof in a 12-month period can require replacing the whole roof. We check your permit history first.
Permits and approvals
A re-roof needs a permit from your city or the county, and every product must be approved for hurricane wind uplift. We pull the permit and schedule the inspections.
How a flat roof job works
1 · Inspect
We walk the roof, check drains, seams and flashing, and photograph everything.
2 · Written price
Repair or replacement, itemized, with the system we recommend and why.
3 · Permit
We pull the permit and order approved materials.
4 · Install & inspect
Our crew installs and cleans up, and the city or county inspector closes the permit.
Solar on a flat roof?
We take the panels off, redo the roof and put them back, so one company handles both.
