How long does a tile roof
last in Florida?
The tile itself can last 25 years or more. The underlayment under it usually doesn't. It often needs replacing after 15 to 20 years, and that's when most tile roofs start to leak. A tile roof that's leaking at 15 years usually needs new underlayment, not new tile.

1. Worn Underlayment
The tile sheds most of the water, but the underlayment is the waterproof layer. When it dries out and cracks, water gets through even if every tile looks fine.
2. Cracked or Slipped Tile
Foot traffic, branches and debris crack tile. Tiles also shift as fasteners age. Either one lets water in at that spot.
3. Failed Flashing
The metal at walls, chimneys, vents and valleys is a common leak point, because that's where water is directed.
4. Storm Damage
Wind and flying debris crack tile or knock it loose. After a major storm, have the roof checked even if nothing is leaking yet.
